  • Damage caused by the tenant is usually covered by their family insurance (deductible up to €250).

  • Fire damage is covered by the landlord’s own fire insurance.

Do I have to declare my income?
Yes.
Rental income must be declared in your annual tax return as β€œmiscellaneous income”.

  • No automatic withholding tax.

  • Taxed via your ordinary personal income tax.

  • You can automatically deduct 50% of costs.

How much do I keep net?
A practical example:
Gross rental (15 days at €70/day): €1,050
Flat-rate cost deduction (50%): -€525
Taxable income: €525
Estimated tax (40%): -€210
Net income: Β± €840

What if I only rent out for a few days?
Even then you must officially declare the income, even for small amounts.
In practice, there is a lot of fiscal tolerance for occasional, limited rentals (< €1,000).

Who is responsible for the declaration?
You as the landlord.
Beachcabins only facilitates the platform and does not withhold any taxes.
